We’ve then divided these areas into two specific groups designed to meet the goals of our clientele. The second pillar of a successful investment is the renovations. Tenants want a place to raise their family and live their life. Landlords want a property that yields predictable, consistent returns. Every investment we provide to our clients undergoes a series of extensive renovations designed to minimize ongoing maintenance, to attract the very best renters, and to extend the length of tenancy. Renovations begin by weatherproofing the property. Next the mechanical systems are upgraded. Finally the cosmetic repairs are installed. This includes new flooring, custom kitchens and tile bathrooms. Our finished product is a house our investors can be proud of and our residents will call home. The real value of an investment property come from the financial returns it yields for the property owner. Returns are the third pillar of the TCS Turnkey Asset Investment model. Real estate has a ton of financial benefits. People will always need a place to live. There are the tax advantages, opportunities to leverage capital, ongoing appreciation and those nice tenants that pay down the mortgage balance. But those things are secondary benefits. We select investments based on monthly cash flow and added value.
