Riaz Capital is a real estate development and asset management company and a multifamily operator focused on entry-level housing. Our roots have been in workforce housing for over 25 years, and we have a growing portfolio of student and affordable housing assets. Our mission is to address the lack of quality, affordably-priced housing for the underserved workforce and student populations of California and the Western region.
Operating in the Bay Area since 1977, our company has developed core competencies in design, development, construction management, asset management, finance, and capital markets. We currently have ~$750 million in real estate assets comprising 3,600 units under management and development. We have a strong track record of execution, having achieved a ~30% gross IRR over 16 exits.
Our new Distressed Value-Add Fund, launched in February 2024, will invest in distressed value-add multifamily projects in California and the West, and aims to build on our successful value-add track record – 2.3x net Equity Multiple and 20.4% net IRR in our previous value-add fund. The fund also leverages federal and state legislation to add units (ADUs) to existing properties, improve energy efficiency, and install solar panels utilizing incentives under the Inflation Reduction Act. With our experience constructing 55 ADUs across 9 projects and installing solar panels across 25 buildings, we are well positioned to take advantage of these government programs.
Our primary impact has been creating thousands of housing units priced at moderate-income rents or below in high-cost markets. We also create impact through our low carbon footprint portfolio featuring high-density design, high energy efficiency, and transit-oriented locations.
Beyond the numbers, we believe communities are built through relationships and local organizations. At Riaz Capital, we support many local organizations andprovide subsidized housing to teachers and other groups in need.
