DLE Poland Sp. z o.o. is an equity-based land development strategy, which helps to ensure that real estate developers have access to urgently needed land for the development of additional housing. DLE Poland fulfills the market’s need for an intermediary able to acquire large mixed-use plots of pre-developed land in Poland and make them suitable for project development. The value is created by (i) dividing the large land plots into smaller ones and (ii) obtaining the building permit. The fund capitalizes on Poland’s financing gap for land without building permits and generates margins by selling the land at a premium to project developers. The fund focuses mainly on residential plots in Warsaw (mind. 50%) and selected university cities in Poland.
